
Bolsa Chica Mobile Estates is a senior resident-owned park. There must be at least one person of age 55 or older in each home with no more than two occupants. Each shareholder owns 1/65 of all parkland and improvements. Each shareholder does not own their assigned space but has the right to occupy their assigned space.
Bolsa Chica Mobile Estates (BCME) is governed by a set of State Laws and Park Rules, Regulations, and Bylaws which include, but are not limited to the following:
- Before becoming a shareholder, potential buyers must be interviewed and approved by the Board of Directors.
- Shareholders must be a California Resident.
- No more than two approved persons may be on the share.
- Shareholders are responsible for monthly HOA fees, as determined by the Board. HOA fees include some amenities.
- The unit or the space may not be rented, leased, rented overnight, or subleased for any purpose.
- Shareholders must adhere to the several State and Park regulations concerning the placement of a new home into the park and/or improvements to their space and home.
- There is a $2,500 deposit for the removal of an old home and the placement of a new home in the Park.
- A shareholder is permitted to own only one membership (share) and only one home in the Park.
- Overnight visitors are limited to 30 nights per calendar year.
- Pets: only two pets per unit are allowed.
- Dogs: must be maximum 25lbs and will be visually inspected and approved by the Board.
- Cats: Must be kept inside the owner’s unit at all times.
A potential buyer should purchase a “Buyer’s Package”, prior to purchase of a home, containing a comprehensive set of the park Rules and Regulations, Bylaws, and other information.
